DUWO as landlord and you as tenant have the obligation to properly maintain your housing. The law regulates who is responsible for what. Many of your obligations as a tenant are simply redeemed for a small amount per month through the Service agreement with DUWO, for which you pay in the service costs. In the overview Rent composition in My DUWO you can see if you are paying for the service agreement. In the Maintenance overview you can see which items are covered by the service agreement, and for which items you are responsible for as a tenant. In the rent amount a service agreement is included by default.
DUWO must ensure that the house remains in good technical condition. Anything that must be done to that purpose will be at the expense of DUWO, including maintenance as a result of construction defects, fault or neglect by DUWO. In order to ensure a proper state of maintenance, we have a lot of preventive maintenance done. Every year, we inspect our houses in order to assess if and when (planned) maintenance should be carried out. In addition, there is repair maintenance, which is carried out when you submit a request for repairs.
The law stipulates that a tenant must make use of the house in accordance with 'good tenant behaviour'. This means, among other things, that you are responsible for the daily maintenance at your own expense. The Maintenance overview offers an overview of the maintenance for which you are responsible. These maintenance tasks must be performed skilfully, observing any rules and instructions from DUWO or duly competent authorities. Many of these obligations you can simply redeem for a small amount per month through the Service agreement with DUWO.If you would like to change something in your housing, you may have to ask permission from DUWO. As a tenant, you will be faced with repairs sooner or later. According to the law, you must fix these small defects in your house (small daily repairs) yourself. This also applies to minor maintenance of the common areas like the kitchen, shower and bathroom.DUWO provides the service agreement for this purpose. You pay a small amount in service costs each month, but get a lot of convenience in return. With the service agreement, DUWO will have many of these small repairs and maintenance jobs done in your house without any extra charge for you.If you are renting a room – sharing facilities with housemates – the service agreement is compulsory.If you are renting a self-contained house, you may choose whether or not to enter into a service agreement. Do you choose not to enter into a service agreement? Keep in mind that you may meet some unexpected costs. The period of notice for the service agreement pertaining to a self-contained house is one month. If you terminate your tenancy agreement, the service agreement will be terminated automatically as well.

If at the end of the year the cost of the service agreement has exceeded the paid subscription fees, DUWO is then allowed to increase the price for the next year. DUWO will always consult the tenants' organisations before doing so and you will be informed in time of this (together with the announcement of the rent increase).
For interior and exterior windows and windows in the general areas of all its buildings DUWO has concluded glass insurance. The costs for this are included in the service costs. If you rent in Leiden, then the painting is done for you via the ‘Schilderfonds’ [Painting Fund], for which you pay a contribution in the service costs.

DUWO is responsible for major maintenance. The tenant is responsible for the smaller (tenant's) maintenance (which can be largely redeemed through the service agreement).The Maintenance overview offers an overview of all maintenance work for which you are responsible as a tenant. DUWO is responsible for all other maintenance work, unless the necessary repairs or maintenance is the result of destruction, negligence, or wear that is the result of other than normal use.
