Improvement Program for historic buildings in Delft city center

The student houses in Delft’s city center are an important part of the city’s vibrant atmosphere and student culture. DUWO aims to continue renting out these unique buildings to students in the future. However, many of these buildings—often historic—are in need of maintenance and sustainability upgrades. Through the Delft City Center Building Improvement Program, we are making sure they are fully prepared for the decades to come.

What are we going to do?

In this program, we will renovate 35 building complexes, comprising a total of 842 housing units. These include a mix of self-contained studios, rooms (non-self-contained units), and a few shared houses. The layout of the units will largely remain the same, although in some cases we may optimize the floor plans or add extra rooms. This will always be done in consultation with the residents.

 

 

Maintenance, Safety, and Comfort

The focus is on:

  • Maintenance of the building envelope, such as façades, window frames, and roofs

  • Improving fire safety and the safety of technical installations

  • Insulating to reduce cold and drafts

  • Enhancing ventilation for a healthy indoor climate

  • Technical inspection and, where necessary, renovation of the building interiors, including bathrooms, kitchens, installations, and floors in communal areas

Sustainability 

An important goal is to reduce the heating demand of the buildings and improve their energy labels. For each property, we develop a tailored plan that considers, among other things:

  • Improving insulation and ventilation

  • Opportunities for optimizing technical installations

  • Use of sustainable and circular building materials

Our partners

For this project, we work closely with a number of regular partners. Our advisor, PKW, supports us in making the right choices for sustainability. Two permanent contractors are involved in the execution: Smits Vastgoedzorg and Jansen Huybregts. They are actively involved from the initial planning stages through to implementation and are a key link in achieving our ambitions.

Facilities and living environment

The shared facilities, such as laundry rooms and bicycle storage, will generally remain as they are. If, within a specific project, there is reason to improve or add a facility, we will discuss this with the residents.

All buildings are located in the old city centre of Delft, within walking distance of shops, restaurants, and public transport, and only a 5 to 10-minute bike ride from TU Delft. Their central location, combined with unique architecture and the presence of other students, makes these buildings especially popular.

 

 

Rent and contracts

The rent will not change for current tenants. New tenants will pay a rent based on the updated housing valuation system. The units are rented with a campus contract, which means you can live there as long as you are a student. For many of the units, it is possible to apply for housing allowance, depending on your income and age.

Planning

The sustainability upgrade and improvement of the buildings in the city center is a multi-year project. We expect to need the next 10 years to address all 35 complexes. The schedule will be further developed each year and for each building, based on priority and technical feasibility.
