Important information about rent prices and housing valuation
At DUWO, we consider affordability very important. In addition, we have two major tasks: we are busy renovating and making our homes more sustainable to meet sustainability goals and keep energy costs as low as possible for our tenants. We also want to build as many student homes as possible so that current and future students have a good place to live. This requires a lot of money, and a revision of the housing valuation now allows us to adjust rent prices while maintaining affordability. This way, we can free up more funds to carry out these important tasks.
What does this mean for you as a tenant?
If you are already a tenant, this adjustment will not lead to a rent increase. It only applies to new tenancy agreements. In most cases, a rent increase is fully compensated by housing allowance. If the rent price exceeds €477.20, the increase for new tenants will be compensated up to 65%.
Nothing changes for existing tenants
If you are an existing tenant (in a self-contained room or a non-self-contained room), nothing will change for you. In exceptional cases, the adjustment may lead to a rent reduction for existing tenants. If this happens to you, DUWO will take action automatically, and you will receive a separate notice. You don’t need to do anything.
New rental contracts for self-contained rooms with housing allowance
In some cases, rent for new contracts will increase starting March 2025. The rent for new residents may therefore be higher than the rent for current tenants. On

For new tenancy agreements in shared rooms where housing allowance cannot be requested, the rent price will remain the same as what the previous tenant paid.
New tenancy agreements for non self-contained with housing allowance
In many cases, rent for new contracts will increase starting March 2025. Note: this also applies to internal relocations. If you move to another room within your building, it will be considered a new contract, and the rent price may be higher than what the previous tenant paid for that room.
