Explanation rent increase

Student rooms at the Anna van Buerenplein make use of utilities provided by Leiden University. DUWO invoices these costs to the students on behalf of the University.

We would like to inform you that within the utilities advance, the advance payment for heating will be raised on July 1, 2022, with €18 per month (or €216 per year). The current amount for heating is €34 per month; the new amount as from July 1 will be €52 per month.
The rise of these costs is related to the rise in energy rates from the side of energy suppliers. Heating is delivered to the building with TES, electricity is from wind energy. The prices have increased substantially over the past months.

At the same time, the advance for cleaning of the common areas will be raised on July 1, 2022, with €3 per month (or €36 per year). The current amount is €5 per month; the new amount as from July 1 will be €8 per month.
These costs are increasing because DUWO has to expand the activities of the cleaning crew in order to keep the common areas sufficiently clean.

The rise of the advance payments per July 1 is also done in order to avoid, as much as possible, high retrospective costs for students at the annual settlement of the advance payments.   

Specification of amounts:
The current advance payments for heating are €34 per month per room; this yields a total annual income of €162,000. The total costs for heating in 2021 were €226,000.
We expect that these costs will rise in 2022 to at least €248,000.
€248,000 divided by 396 rooms divided by 12 months = €52 per month

The current costs for cleaning of communal areas is €5 per month per room; this yields a total annual income of ca. €24,000. The total costs of the new cleaning arrangements is €38,000 per year. €38,000 divided by 396 rooms divided by 12 months = €8 per month.
