The student homes are part of the 'Waldorp Four' project: a unique collaboration between commercial parties and social housing providers. On November 22, they signed the contracts for the construction of the project. This is one of the first large-scale housing projects in the area between and around The Hague Central, Hollands Spoor and Laan van NOI train stations and is important for the further development of this economic heart of The Hague.
Broad cooperation
Waldorp Four is a development by Sustay and is being realized in a broader collaboration with DUWO, Arcade, Greystar/ABP, the municipality of The Hague and construction company Heddes. In total, the project includes 1,171 new-build rental homes, of which 560 are for people with a middle income (Greystar/ABP), 399 for students (Duwo), and 212 social/middle-range rental homes (Arcade). The project is therefore a response to the high demand for affordable housing

Modular and durable
The design is by Waldorp Four and was made by architectural firm Paul de Ruiter. Construction is in the hands of Heddes Bouw & Ontwikkeling and will start in December 2024. Construction will be carried out completely modular, which speeds up construction time, limits inconvenience and minimizes construction waste. Most homes meet high sustainability requirements and will be certified with the BREEAM-NL Excellent certification and an A+++ energy label.
Study rooms and common room
The 399 student homes will be located in a tower of 14 floors and an intermediate section of five floors. On the ground floor there will be study areas, a common room, laundry, bicycle shed, storage rooms and household waste space. The homes vary in surface area from 21 to 37 m2. Delivery is scheduled for mid-2028.
The project has had a long run-up, with challenging market conditions, but it is a good example of a collaboration in which homes can be realized for various target groups. With a central location, three railway stations and many facilities nearby, this project also contributes to a liveable neighborhood for future students and their neighbors.
